Investment Firm L+R Targets Hotels as Institutional Funds Retreat

L+R’s reorganization underscores a broader trend in how specialist investors aim to get an edge over generalist real estate funds in hotel investing. Its plan to spend over $250 million on properties in its new Iconic hotel collection is one example.

London and Regional, a real estate investment firm that owns and operates 115 hotels across nine countries, said Tuesday it had reorganized its business under a single brand, L+R, and launched a new hotel collection platform, Iconic Hotels & Resorts.

L+R's reorganization is an example of a mid-sized investor consolidating operations and sharpening its focus on the hotel sector amid changing market dynamics.

Many institutional investors are stepping back from mid-sized funds that invest across multiple real-estate asset classes in favor of specialists that focus on categories like hotels and offer operating expertise.

“Major institutional investors around the world [...] aren’t looking to commit to a new general real estate fund,” Cody Bradshaw, CEO - Hotels, at L+R, told Skift.
